Our design
Our Reserved Matters submission seeks approval for a revised scheme which will deliver a well-designed Local Centre which continues to work within the parameters of the outline permission.
The Local Centre is designed to be walkable, prioritising pedestrian and cyclist accessibility. There is a single vehicular access via Beaumont Avenue, leading to a clear one-way circulation route around a shared car park of approximately 100 spaces. The main pedestrian route between the retail units and nursery creates a central public space, including a café with external seating.
The Local Centre takes design cues from the character of Bishop’s Stortford, using varied rooflines, gables and setbacks to break down scale. The materials reflect existing local building styles, including yellow stock brick and slate roofing. All buildings, including the McDonald’s restaurant, are a bespoke design which has been the subject of extensive discussions with East Hertfordshire District Council officers.
There will be a double-fronted shopping parade facing Beaumont Avenue and the car park and public realm. The nursery will sit to the north of the main parade, and the McDonald’s restaurant to the east. The McDonald’s restaurant no longer includes a Drive Thru lane, but there is a dedicated, screened service area accessed from the south for deliveries and couriers.
