
Our revised proposals for the St James’ Park Local Centre will provide a range of amenities for the St James’ Park community and unlock the delivery of additional housing.
In February 2026, we hosted a public consultation to enable members of the local community to view and comment on our revised proposals for the St James’ Park Local Centre.
We would like to thank everyone who took the time to view our revised proposals and provide us with comments. The Local Centre team has carefully reviewed all the feedback received during the consultation period, and the amended Reserved Matters scheme has now been submitted to East Hertfordshire District Council.
Background
A Local Centre was approved as part of the outline planning permission for the St James’ Park development, an urban extension on the southern fringe of Bishop’s Stortford. It is a requirement that the Local Centre be delivered as part of the development. McDonald’s and Our Coop are working together with housebuilding developer Countryside, and a range of other operators, to deliver this new Local Centre within the parameters set by the outline permission.
The revised submission follows community engagement on earlier proposals in 2024, ongoing dialogue with East Hertfordshire District Council officers and our most recent public consultation on the revised scheme. Changes made in response to feedback include refinements to the design and layout, notably, the removal of the Drive Thru element of the McDonald’s restaurant.
